There
Are Not Many Standard
Databases for Rental Property
Finding a
home or apartment to rent can be a true challenge in some communities. There are
few common standard databases for Rental Property. If you are looking to
purchase or sell a home, the Multiple Listing Service (MLS) is available to your
REALTOR®. The MLS database contains information about most of the homes listed
for sale through area REALTORS®. A REALTOR® can use the MLS to provide a
prospective buyer with a comprehensive list of choices.
Unfortunately the same is
not true for rental properties. There no common standard listing service for
rental properties around the country, although some Internet companies database
national rental properties. Databases of this nature are being expanded and
enhanced regularly for many of the larger cities around the country. We have
provided links to some of the best rental databases that we have found in our
searching on the Internet.
At this time, these
companies do not have comprehensive listings of every option. Many individual
landlords have no idea that such databases exist. In some communities rental
properties are vacant such a short time that it does not even make sense to list
a vacant home with a company.

REALTORS® Struggle With the Desire For
Good Customer Service vs. the Need to Get Paid
Compounding the problem is the fact that in most situations
REALTORS® are not paid to help families find rental property. A REALTOR® only
gets paid when he helps someone purchase or sell a home. Therefore, often the
main incentive for a REALTOR® to help a family find a rental property is
his/her commitment to providing customer service and the hope that when the
family is ready to purchase a home, they will call the REALTOR® who helped them find information about renting. Even
when they provide excellent customer service, REALTORS® usually do not have any
advantage over the regular consumer in finding property to rent.

Some Real Estate Companies Have
Property Management Divisions
Some Real Estate companies do have property management divisions as part of
their residential service. In this case, some rental assistance may be able to
be provided by a REALTOR®, however, most likely, the information will be
limited to the properties which are being managed by that particular company.

There's Also The Issue of
Short Term vs. Long Term Rental
Usually when you are going to rent for a short time in a new
community, while you get familiar with the community and decide where you want
to purchase, the EXODUS Network will still refer you to a REALTOR® who can
provide you with information about the housing market and the community. You can
begin establishing a relationship and as the time to purchase nears, the agent
can begin to look for the type of home you are looking for.
In this case, most of our
REALTORS® are able to help direct you to the resources for finding rental
properties in his/ her community. You should not expect that they will continue
to update you on new rental properties or show you rental properties and tour
them like you can expect if they are selling you a home.
If you are looking to rent
on a long term basis (more than one year) The EXODUS Network will not connect
you to a REALTOR® at this point. You may, however, access the resources that we
have available on our web site and you may call us at any time if your plans
change and you do decide that you would like to purchase a home instead of rent.
We would like to be able to refer you to one of our Selected Agents at that
time!

Searching For A Home or Apartment To Rent
The resources below are not available in every
community, but we hope that they will get you pointed in the right direction!
- The local newspaper classified advertising
- Property Management Companies - find listings
in yellow pages
- The TDI phone book in our community publishes
a great, detailed listing of apartment complexes throughout our city.
- Apartment Guides - often available in grocery
stores, restaurants, etc.
- If you are in town, check grocery store
bulletin boards
- Call the Chamber of Commerce to see if there
is a rental database in the community
- If you are in a college or university town,
check to see if they have an off campus housing directory that is available
to non-students. Many of these are available on the Internet.
- Some churches will allow you to place an
announcement in their church bulletins announcing that you are moving to the
community and are looking for a home to rent. Check out our church and
school resources to get the names and contact information for churches.
